Being one step removed from the emotion of the process means we can aid judgement on price and a myriad of other decision making. With a proactive, hands on approach we improve the home buying experience of our clients so much so that their lives can continue more or less as normal alongside it. 

Initial search brief

 

Tamzin will arrange a “without obligation” meeting, either at your home or office (whichever works best for you) to run through your wish list. This meeting also gives Tamzin a chance to summarise the service she will provide and run through any other matters she can assist with eg schools, locations and villages that may appeal to you. 

The search itself

 

Initially Tamzin will source and preview suitable property which is “off market”. Having passed on what you are looking for to her contacts, she will shortlist some properties for your review as well as discussing houses with you which are currently available on the open market. Then she will arrange for you to view a selection of houses together.

Communication

 

Communication is an integral part of the service Tamzin provides.  She will keep in regular contact with you, from the moment of instruction (perhaps to discuss a new property coming to the market) and throughout the process, short or long as that may be (running a refresh checklist of your property requirements or updating you on current market conditions). Once a property is identified, Tamzin will arrange detailed inspections, advice and information gathering on practical matters such as third-party rights of way, boundaries, neighbours and any other due diligence appropriate. 

Negotiations

 

Having identified your perfect property Tamzin will advise you regarding price, based on comparable properties and sold price records. She will then share her strategy to negotiate the best purchase terms possible for you.

 

We offer property purchasers independent advice and impartiality when it comes to negotiating skills; because we are independent and act for one side of a transaction only, we can avoid the otherwise inevitable conflict of interests. The aim is to get you the best price and the best deal on the 'best in class' property for you. 

Survey and conveyancing

 

From the moment the purchase is agreed and solicitors instructed (recommendations available), Tamzin can recommend suitable surveyors. She may ask the surveyor to carry out specific inspections of anything requiring more detailed investigation, accompanying the surveyor if necessary.

 

During the conveyancing process, Tamzin keeps in frequent contact with you, your solicitor and the vendors’ estate agent, ensuring that the transaction reaches as timely, stress-free and successful a conclusion as possible.

Completion and beyond

 

Once contracts have exchanged, Heliotrope Homes will make the necessary arrangements for completion, such as: recommending removal companies, meeting you at your new home to hand over the keys. If desired, Heliotrope can arrange a morning or afternoon familiarisation tour of the area; pointing out useful local shops, doctor’s surgeries, sports clubs etc. We continue to work with our clients to ensure they have all that they need in order to settle quickly into their new home. Our input ranging from the small things like local restaurant recommendations to more broad ranging advice on any other services you may require such as architects, builders, interior designers and landscape gardeners etc.

FEES

 

A sign on fee of £750* is payable on instruction. Please enquire for a copy of our Terms of Business,

 

On exchange of contracts, the further fee of 1.5% of the purchase price will be payable.
